Land loan sizes can range from $200,000 (in TEXAS) to $250,000,000 on properties nationwide. Available loan programs cover every stage of the development process, including raw land or fully entitled land ready for sale or construction.:

DEVELOPMENT LOAN TYPES

  • Residential development loans to 70% LTV
  • Commercial land development to 70%
  • Land acquisition loans to 65% (typically these are loan to purchase rather than loan to value, depending on development schedule)
  • raw land FINANCING (typically loans to 50% ltv) as is value
  • Use other land to cross collertalize

When presenting loans for land development please have the following information:

Loan Request: What is the amount of funds needed to acquire and develope the land. Include the purchase price, amount available to put into the project. As an addendum its a good idea to include a detailed use of funds.

Exit strategy: are you selling lots to builders? Include any presold lots, type of homes to be built and timeframe for your exit and repayment of loan.
